We have nurtured an excellent relationship with our sub-contractors and suppliers who collaborate with us in creating job schedules and in establishing innovative and creative solutions to challenges that may arise.
Construction and project management is the approach often chosen by our clients for complex projects with demanding delivery schedules. It allows for a customer’s active participation throughout all of the phases of design and construction and it enables commencement of work prior to completion of working drawings. This method also enables the active involvement of the project manager, who is responsible for controlling and accurately adhering to strict schedules and budgets. Fees are either provided on a fixed price basis or cost plus a percentage of the total cost of the work.
Design Build is often chosen when the parameters of a project are clearly defined by the client. In this scenario, the client deals directly with B. Kaplan Construction Inc., who handles all of the elements of design and construction from the beginning of the project until its completion. This “turnkey” approach is most often used for new construction and may also be used for renovation projects. Fees are provided on a fixed price basis including all of the costs for design and construction.
The fixed price method is often used when the client decides to engage the professionals directly. Once the project design has been completed, the construction costs are established by obtained fixed price estimates. This can be accomplished by requesting pricing from a single or multiple contractors usually after a pre-selection process of the desired bidders. The client then selects the contractor based on criteria such as reputation, scheduling, and price.
